Commercial Manager

Anderselite are currently recruiting on behalf of a tier one contractor, for a commercial manager in Derby. This is a permanent role, we are looking for canddiates with building / construction experience.


The role of the Commercial Manager entails overseeing the financial aspects of construction projects to ensure they remain cost-effective, stay within budget, and yield profitability. Collaboration with
other departments, clients, and subcontractors is essential to achieve financial objectives while upholding quality standards and compliance. It involves fostering a proactive and confident attitude
within the team, demonstrating leadership, and promoting collaboration and clear communication at all levels. Additionally, this role includes managing a team, where responsibilities encompass assigning tasks, providing guidance, and facilitating professional development. Moreover, the Commercial Manager contributes to developing the behaviours and attributes necessary for a director role in future planning endeavours.

PRINCIPAL DUTIES AND RESPONSIBILITIES:
• Contract Negotiation and Management
o Negotate contacts with suppliers, subcontractors, clients.
o Review and analyse contract terms and conditions to ensure compliance.
o Manage contract variations and claims, seeking favourable outcomes for the
company.
o Play a pivotal role in decision-making processes, demonstrating agility and
proficiency in making timely and well-informed decisions.
o Atend and lead department focused meetings and report to Board Meetings.
o Take an active role in the senior leadership team, contributing to strategic
initiatives, promoting collaboration, and achieving results through effective
leadership and teamwork.
• Risk Assessment:
o Identify potential risks related to cost, contracts, and project delivery.
o Develop risk mitigation strategies and work closely with project teams to
implement them.
o Regularly assess and update risk registers to ensure proactive risk management.
• Cost control:
o Implement effective cost control measure to ensure project stay within budget.
o Monitor project expenditures and analyse variations from budgeted costs.
o Provide recommendation for corrective actions to address budgetary
challenges.
o Budget Management:
 Develop and manage project budgets, ensuring alignment with client
expectations.
 Monitor project costs and expenses, identifying areas for cost
optimisation.

 Provide regular financial reports to project stakeholders, highlighting
budgetary performance.
o Oversee CVR’s
 Analyse and review all project CVR’s with surveying teams.
 Manage CVR transition to accounts with client applications and invoices.
 Review client applications.
• Stakeholder Communication:
o Communicate regularly with project teams, clients, and subcontractors on
financial maters.
o Provide clear and concise updates on project financial status and potential risks.
o Foster positive relationships with stakeholders to ensure successful project
outcomes.
o Gaining trust and stability with stakeholder and sub-contractors.
o Report to Managing Director on a regular basis.
o
• Quality and Compliance:
o Ensure that all financial aspects of the projects comply with relevant regulations
and industry standards.
o Collaborate with the project team to maintain high-quality standards within
budget constraints.
o Feasibility studies for Timber frame package & Groundworks package when
required.
o Manage surveying timetable.
o Oversee the implications of:
 NHBC submissions
 Finance Management
 Planning Discharge
 Site Walkovers.
o Building control registration and design conditions.
o ISO 9001 and other accreditation duties assigned by Quality Management.
• Other duties if needed or required.


SKILLS, ABILITIES AND QUALIFICATIONS:
• RICS Qualified
• A minimum of 5 Years Experience post qualifying.
• Essential – must have experience of working in the house building industry.
• Excellent written and verbal communication skills.
• Strong organisational skills.
• Able to work to tight deadlines.
• Track record of evidencing attention to detail.
• Strong Word and Excel skills and previous working knowledge of Construction.
• Advanced negotiation, influencing and stakeholder management abilities.
• Team orientated, with strong relationship and interpersonal skills.
• Ability to handle pressure.
• Strong leadership skills and the ability to lead a team.
• Experience in customer facing roles with excellent customer service skills.
• Have the ability to make decision quickly and effectively.
• Exposure and conceptual understanding of contract law and pricing.
