Building Services Manager – South Yorkshire

My client is looking to appoint a Building Services Manager to their growing Design, Planning and Building Department. You will be responsible for initiating and leading tasks and processes, taking responsibility and being accountable, where relevant, for the work and roles of others while exercising broad autonomy and judgment within broad parameters in their area of responsibility. Specialist learning and involves detailed analysis of a high level of information and knowledge in an area of work or study.


The Building Services Manager is responsible for managing the on-site design process at 'RIBA Stage 4 and 5 – Technical Design and Construction,' in accordance with the VCUK Design Management processes and procedures. This role focuses on the management of Building Services, including mechanical, electrical, and public health systems.

Key Responsibilities:
• The Building Services Manager is expected to consistently perform the following tasks and responsibilities:
• Assist the Regional/Senior Design Manager in discharging their tender stage tasks and responsibilities.
• Review the Project Information, including the Employer's Requirements, Contractor's Proposals, and Design Team appointments, to brief the Design Team on their contractual obligations and corresponding duties.
• Produce and agree on the Project Stage Design Programme and associated Design Deliverables with primary, secondary, and specialist subcontract designers and monitor/report on progress.
• Produce the project-specific Design Management Plan (DMP) and BIM Execution Plan (BEP) and monitor compliance.
• Close out design assumptions, design opportunities (VE), design risks (HSE/CDM) made during the early stages of the design or the tender process.
• Manage the submission and timely approval of all reviewable design data.
• Assist in the commercial and technical review of specialist subcontract tender returns, establish interfaces, and review alternative design.
• Ensure that all changes to primary and secondary design work are incorporated in the As-Built design documentation.
• Assist the Document Controller in archiving all final issue design documentation, including As-Built Drawings, O&M Manuals, Health and Safety File, and Post Construction Stage BREEAM certificate.
• Advise on the approach to manage the physical interfaces between Building Elements and Systems.
• Establish quality benchmarks, review regularly, and undertake final acceptance.
• Manage the installation of utilities.
• Manage the commissioning, witnessing, and validation of test results and user training.

The Building Services Manager is expected to consistently meet or exceed performance expectations in these responsibilities to deliver projects that meet client requirements, timeframes, and quality standards.
