Title: Trainee / Assistant Quantity Surveyor
Reporting to: Director & Commercial Lead
Job Purpose/Objective: A mid-sized construction business aims for a forecasted Turnover of £4-6 million in 2024, primarily operating in the North West region, with ongoing projects in Liverpool, Manchester, Macclesfield, and Chester.
Anticipating an increase in workloads around Manchester due to recent successful frameworks for Salford Council and Manchester University, the company operates across various sectors including education, sports, residential, and retail. Being of a size that allows quick adaptation to market demands and client needs, they consistently deliver top-notch service to both their supply chain and clients. The ideal candidate should hail from a Main Contracting background with a minimum of 2-3 years’ experience.
The role necessitates excellent communication skills to collaborate within the team, providing support and leadership to colleagues. Candidates should be self-motivated, well-organised, capable of prioritising workloads to ensure timely and budget-conscious project deliveries, while maintaining positive working relationships with the supply chain.
Our Clients: The clientele mainly consists of end-users and local councils. Specific tasks include:
Collaborating with the delivery team to ensure tender documents are comprehensive and issued to a high standard.
Procuring tender prices from suppliers and contractors.
Conducting subcontract tender analysis, ensuring rates align with the current market and presenting reports to the senior team and project manager.
Contracting proposed subcontractors using the companys specific forms of contract.
Managing site materials, placing orders with suppliers and builders merchants while adhering to budget constraints.
Generating and distributing regular cost reports, providing feedback on procurement targets, variations, and forecasted final accounts.
Ensuring all contractual and subcontract management obligations are met, particularly in procurement, procurement reports, measurements and valuations, contractual instructions/notices/orders, and health and safety.
Assisting in expanding the supply chain by sourcing local subcontractors and utilising the existing supply network.
Compiling Bills of Quantities/material take-offs for ongoing projects, collaborating with the delivery team and assisting in material procurement and management on-site.
Finalising and agreeing on final accounts.
Managing subcontractors, including processing valuation applications and issuing relevant notices within prescribed timeframes.
Ensuring subcontractor valuations are processed promptly, with payment schedules issued to management to ensure accurate cash flow forecasting.
Job Duties (General): The Surveyor will provide commercial support to project teams, maintaining commercial information and ensuring compliance with contractual requirements while safeguarding the companys commercial position.
Skills/Qualifications:
Professionalism in demeanor and appearance at all times.
Minimum degree-level qualification in Quantity Surveying or similar recognised qualification.
CSCS card preferred but not required.
Approachable with a good personality, capable of interacting with all parties.
Recent experience working in a similar market/environment.
Basic understanding of contracts and the ability to read/understand duties imposed.
Excellent communication and reporting skills.
Fundamental understanding of mathematics essential.
Basic understanding of construction methods and technologies.
Proficiency in Word/Excel as a minimum requirement.
Effective time management and organisational skills.
Analytical and problem-solving skills, proactive rather than reactive.
Ability to manage, build, and develop internal and external relationships to an exceptional level.
Valid driving license, as travel is essential due to the nature of the sites.
Salary/Remuneration: To be determined based on experience and qualifications. Pension: Company pension scheme in line with government legislation.
Travel: Business mileage reimbursed at HMRC advisory rate.
Location: Initially in Salford, potentially relocating to larger premises in Swinton this year. On-site parking available.
