Are you a Site Manager, with experience on working in the Social Housing sector? Do you have knowledge on planned works programmes and maintenance projects? Here at Anderselite, we are recruiting on behalf of a main contractor for their Property Services division and project based in North London.

Reporting to the Project Manager, you will be responsible for the on-site management team tasked with delivering a quality project, on budget, safely and on time.

Duties include:

• The site management of Retrofit Works
• Working with and too Building Control regulations and requirements as well as all other statutory and mandatory regulations/legislation and requirements including best practice.
• Working to drawings and specifications
• Attend both internal and client meetings representing the business in a professional manner
• Generate, review and achieve programme performance
• Be organised and proficient in the use of various of ICT systems, regulations and legislation to the entire building/construction industry as well as H&S and the landlord and tenants act.
• Must be able to adapt and have a willing attitude to work on other departmental work streams for the purpose of team playing and cross covering.
• Involve residents in the overall process and ensure they are aware of current situations
• Develop effective working relationships with residents, colleagues, direct labour operatives, sub-contractors, clients, building control and the local fire authority
• Carry out/support the customer liaison officers with resident consultation and coffee mornings with clients and residents to support the project team in pre-consultation and update meetings
• Encourage positive relationships between the company and the residents ensuring actions are followed up
• Providing clear and concise communication on progress and activity in both technical and clear simple terms
• Convey accurate information both to residents and from residents to the project team
• On occasions there may be a need to attend evening resident meetings and working out of normal business hours.
• Create a strong positive liaison with colleagues and residents with scope for encouraging interaction via newsletters
• Have strong written and oral communication skills which must include letter writing
• Take ownership and deal with customer/resident complaints through to completion and sharing lessons learnt with the project team and senior management team
• Strong negotiation and being able to deliver your point in a professional manner and treating others with respect
• Control project execution plans and delivery structured updates to the client
• Manage, review and monitor risk, program, plant, quality, cost
• Understand and work within team targets and the company business plan

The successful Site Manager will have:

• Sound knowledge of the social housing sector including planned works programmes and maintenance projects
• Sound knowledge of the Construction industry
• Experience of working in multiple refurbishment project settings/projects
• Sound knowledge of section 20 leaseholder consultation and housing legislation
• Experience of multiple communication between supply chain partners, clients, residents and internal staff
• Experience of delivering successful outcomes to complaints
• A minimum of 5 years previous site management experience

Qualifications:

• A valid SMSTS qualification
• CSCS card in site management
• NVQ level 6 in site management/construction
• A recognised building/trade qualification
• Recognised qualifications and or work experience regarding Fire Assessment surveying and remedial works
• Recognised qualifications and or work experience regarding Asbestos surveying and remedial works
• A recognized compliance qualification in legionella, electrical, mechanical, gas, passenger lifts would advantageous not essential
• Must hold current valid driving license
• Must hold or successfully pass a criminal records check ‘DBS enhanced list check’ (was Enhanced CRB)
• Housing qualification is desirable but not essential
