Senior Quantity Surveyor role - Based in North Lancashire - Projects are new build, refurbishment, fit out & extension projects in the commercial, industrial, residential & education sectors. 
 
 Location: Office based in North Lancashire 
 
 Site locations: all over North West 
 
 The client 
 
 I am currently recruiting for a privately owned Main Contractor based in Lancashire. A growing, dynamic company with a very busy order book of secured work for the next two months. They are looking for a project running Quantity Surveyor. 
 
 Projects are varied 
 
 Bespoke luxury houses, small developments, 
 
 Large refurbishment jobs - apartments, hotels etc. 
 
 New build, refurbishment, fit out & extension commercial, industrial, residential & education 
 
 Small maintenance projects, small refurbishment jobs, property developments, groundworks jobs etc 
 
 Duties 
 
 Preparing and submitting monthly valuations 
 
 Demonstrate a thorough understanding of project(s) contractual and commercial requirements 
 
 Weekly site measures & site liaison for records of events 
 
 Demonstrate a thorough understanding and competent execution of the monthly reconciled values and updated forecasts 
 
 Costing and submitting variations 
 
 Keeping all commercial registers up to date 
 
 Performing Value management and cost control. 
 
 Reporting to head office as per commercial timelines 
 
 Arranging payments and valuing completed work. 
 
 Subcontractor payment review and approval 
 
 Procurement 
 
 Analysis of tender allowances 
 
 Take offs (essential skill) 
 
 The measurement and valuation of works (on site and from drawings), for valuations, variations and final accounts. 
 
 Monitoring the communication of a project status and providing the costing on design solutions. 
 
 Managing projects through to completion, taking responsibility for their successful delivery. 
 
 Data Management and inputting into value engineering. 
 
 Agreement of valuation dates and preparing, submitting and agreement of interim valuations in accordance with those dates. 
 
 Administering and/or advising on Main Contract and Subcontract conditions 
 
 Subcontract and Design Procurement 
 
 Subcontract payments, variations and final accounts 
 
 Submission of Cost Value Reconciliations (CVRs) / all financial Reporting 
 
 Estimating and planning costs, preparing full tender documentations and financial reports. 
 
 Administering cost/variation procedures. 
 
 Conducting cost checks, carrying out valuations ensuring projects complete to a time and cost-effective manner. 
 
 Preparation of cost to complete 
 
 Cash management and maximisation 
 
 Working directly with clients to develop and define projects from the beginning through to the project end. 
 
 Cash Flow and Turnover forecast 
 
 Provision of standard reports 
 
 Internal Valuations/CVRs and subcontract liability reports in accordance with schedule of accounting period end dates and deadlines 
 
 Liaising with clients throughout all stages of projects and fostering and developing relationships with them. 
 
 Essential Candidate Skills 
 
 Must have worked as a Senior Quantity Surveyor on similar kinds of projects 
 
 Experience in varied relevant sectors preferred new build, refurbishment, fit out & extension projects 
 
 Experience working on complex projects with the ability to quickly understand business and technical concepts. 
 
 Strong numeracy and financial management skills and the ability to learn sophisticated design and costing IT packages 
 
 The ability to write clear and precise reports and to relate complex information in a simple way to a diverse range of people 
 
 Negotiating and team-working skills and the ability to motivate and lead those on site 
 
 Detailed knowledge of past and current building and construction technology, processes, materials, business and legal matters. 
 
 Ability to work in a fast paced environment. 
 
 Knowledge and experience of using Microsoft Office suite and the ability to work flexibly with strong organisational skills to manage workload. 
 
 JCT Design and Build contract knowledge experience - Essential 
 
 The ability to work under pressure, while liaising with internal and external stakeholders 
 
 Hardworking, flexible, accountable, honest personality 
 
 High accuracy and a good attention to detail. 
 
 Financially & commercially astute. 
 
 A full Drivers licence is also essential. 
 
 Salary and Benefits 
 
 £45,000 - £65,000
