My client is looking to appoint a Senior Design Manager to be based at their office in Longbridge. My clients are a HBF 5 star residential developer working high rise projects across the UK.

The successful candidate will be responsible for managing the technical team to ensure the on-site teams in each high rise project have the correct, accurate technical and drawn information they need in a timely manner.

Key Accountabilities

  • Manages Design Managers and mentors Assistant Design Managers, Design Coordinators, Technical Assistants and Technical Trainees, ensuring critical on-the-job learning
  • Manages the flow of information including drawings, design plans and technical approvals, across 4 to 6 larger high rise developments so that the site team and others have all the documentation they need for the build, when they need it
  • Advises the Construction team on quality control, advising on technical issues, common defects and areas requiring particular attention
  • Manages section agreements to the point of technical approval and legal agreement, then advises the construction and commercial teams on requirements to ensure timely adoptions
  • Ensures the proper legal setup of projects so that the necessary legal easements and permissions are in place, conveyancing plans are coordinated, ongoing management structures are in place, sample transfers are agreed and purchasers have accurate information
  • Facilitates a robust change control process to ensure compliance with company standards and other regulation factors
  • Looks for, proposes and leads on the implementation of innovative solutions to improve efficiency, quality, safety and customer satisfaction
  • Develops and maintains effective relationships with key Homes and SL&R stakeholders, as well as Statutory bodies, utility companies and warranty providers
  • Manages multi-disciplined external project teams and works collaboratively with internal project team members, regional development teams, internal and external project team members and Homes staff across all disciplines 
  • Works collaboratively with members of the Homes Senior Management Team, Strategic Land development teams, internal and external project team members and Homes staff across all disciplines
  • Maintain knowledge and adhere to relevant Group Policies and Procedures, Legislation and Regulations
  • Develop and ensure safe and responsible working practices
  • As part of the effective delivery of our Performance Development framework, provide coaching and regular feedback to maximise performance delivery and development, encouraging collaboration and empowerment
  • Advise at land acquisition stage on planning and technical matters, including capacity, site layout design
  • Assist land and pre-con team in development of product concept
  • Assist pre-con team in sourcing and preparing floor plans and house/apartment types and mix.
  • Consider style of architecture to suit product concept and market where required.
  • Work closely with other departments to ensure they are aware of pre-construction program
  • Identify and implement survey requirements and obtain quotes
  • Oversee and implement optomisation and VE process
  • Assist with input into the production of cost plan with the commercial and estimating team.
  • Responsible for the appointment and management of all relevant consultants.
  • Progress scheme to design layout freeze.
  • Assist commercial team in sourcing suitable materials and sub-contractors to achieve design concept in most cost effective manner

Experience, Skills and Knowledge

  • Management experience
  • Residential high rise experience with a main contractor or residential developer
  • Relevant degree or similar level technical qualification e.g. Architectural Technologist
  • Significant experience in Technical Construction
  • Excellent Planning, organising and prioritising skills
  • Excellent negotiator
  • Excellent technical and good management skills
