Job Title: Property Manager

Mission:

The overall purpose of this job is to be responsible ensuring maximum occupancy as well as understanding and always promoting the brand and product. Manage the lettings of vacant stock and be responsible promoting resident satisfaction and retention by ensuring a timely response to questions, requests and complaints and taking appropriate action to resolve and address service issues. Tasks will also potentially include booking Check in and Check out reports, raising work orders and dealing with deposits deductions.

Site based role:
Monday – Friday including weekend rota where days will be taken in lieu

Key Responsibilities:
- Weekly report on Enquires, Viewings, Offer ratio
- Viewings and enquiry handling, reaching out to relevant onsite team for assistance
- Actively support the General Manager in the management of areas of opportunity and risk that may impact of the business plan.


Job Description:

- Managing applicants & tenants – Handling enquires, screening applicants, resolving issues raised by tenants in a timely and professional manner

- Managing rental contracts – Preparing contracts and making sure they are adhered to, updating where needed and obtaining signatures

- Contract renewals & ending Tenancies – Negotiating new contract terms with tenants, arranging check ins and check outs, administering end of Tenancy deposit refunds

- Carrying out Inspections – Visiting properties to ensure they are properly maintained by tenants

- Maintenance and repairs –ensuring the property remains in good condition and liaising with contractors when necessary

- Admin and communication – Dealing with tenant queries and issues, keeping General Manager up to date, collecting rent and dealing with arrears working closely with the finance team to ensure rents are collected in a timely manner and outstanding debts are collected as quickly as possible. - Ensuring lease data is regularly updated and maintained on the property management database (Radar)
