We are recruiting for an experiencedMaintenance Manager to oversee an ever-expanding portfolio of properties within the HMO property sector.

Recent experience of Maintenance Management within the Letting Industry is essential for this role.

You must have extensive experience managing maintenance and dealing with tenants and Landlords. The role will be dealing with a large portfolio of predominantly high-end Co-Living and Single Let properties.
You will be able to proactively manage the maintenance of the properties, warranty works and compliance issues.
You will need to effectively manage both the directly employed workforce and subcontractors to successfully deliver complete day to day maintenance repairs and ad-hoc workflows to meet the businesses and client's expectations and provide a high level of customer service to both internal and external customers.
Daily duties include:
 To effectively manage, coach, motivate and develop the maintenance and property inspection team, demonstrating leadership and accountability of the department performance.
 Understand and enforce statutory compliance.
 Implement the set-up of systems/processes on the software system.
 Ability to produce reports/keep detailed records of all works taken out/required to submit monthly/biweekly reports of properties which require maintenance issues. Report if works carried out have been solved and if it was covered by warranty or not.
 Work effectively with all staff and as part of a team and have a flexible approach to the provision of cover when other staff are absent.
 Oversee and manage maintenance and warranty works across the North East and North West of this rapidly expanding organisation.
 Manage and coordinate property inspectors.
 Arrange maintenance works following property inspections and reported maintenance issues from existing tenants.
 Coordinate warranty works with contractors, ensuring these works are being carried out.
 Arrange maintenance for end of tenancy works from each property manager.
 Organise quotes and discuss the works with the landlord and arrange for the works to be carried out.
 Address anything at the property inspection directly with the tenant that is their responsibility.
 Chase, contractors after sending works orders to confirm that the work has been completed.
 Organise all compliance including gas safety certificate, EICR, pat testing, fire alarm testing, emergency lighting, smoke alarm testing.
 Book all property inspections.
 Setting up new contractors and agreeing terms.
 Ensure all appliance that are under warranty including boiler and registered and logged on the system.
 Coordinate emergency call outs.
 Proficient in MS Office, Word, Excel, and other related computer packages.
 Work alongside our Letting team and other departments across the business.
 Full UK Driving Licence is Essential and use of your own car and be able to travel across the North West Location.
