Senior Design Manager
D&B - Residential - PRS schemes
55k - 65k

The Company
PRS, and Build to Rent they have a pipeline of secured opportunities and they now wish to build on its successes by expanding its new build activity. Several new developments built in Steel and Concrete frame, including a mix construction activity including commercial and community infrastructure. The Company is delivering a substantial growth programme, with its construction arm targeting £110m annual turnover.

Main Purpose of the Role
Reporting to the Technical Director, your main responsibilities will include managing the process relating to feasibility, Design and programming start on site to facilitate each development; liaison and support of other departments along with providing technical information and resolving technical issues along with providing support of the pre-contract application process.

Key Accountabilities
* Create brief and appointment documents for Designers and Consultants including definitive roles and responsibilities.
* Manage the design to the cost plan brief. In conjunction with the Cost Planner / Estimator, undertake regular cost plan reviews.
* Attend, chair and document regular DTM's.
* Manage Consultant design progress, reporting monthly for internal department heads.
* Ensure risks and opportunities identified at feasibility stage are managed, mitigated, priced or excluded.
* Ensure design related information has been clearly identified and commissioned against appropriate levels of deliverables to ensure no time delay to the Planning Application.
* Undertake regular peer reviews of the design to ensure the scheme is compliant, Project Brief, Cost Plan, Technical Standards, and buildability audits.
* Manage planning application through to successful conclusion, including negotiation of planning conditions and obligations.
* Liaise with statutory authorities and other relevant third parties and internal engineering department.
* Attend meetings as necessary, providing updated records of design information requirements as necessary.
* Escalate on-going design issues / consultant's performance issues to the Technical Director.
* Ensure design is challenged to ensure optimum solutions (compliant, buildable and financially viable).
* Ensure sign-off is managed and documents for the third-party activities i.e. Reviewable Design Data, building control, planning, sub-contractor technical submissions.
* Ensure major sub-contractor design information is incorporated and coordinated into the consultant's design information.
* Identify and agree an exit strategy with the Project Manger to leave the project at an approximate time the exit strategy shall clearly identify outstanding design issues, an owner to close out and timescale.

Skills and abilities

* Ability to negotiate and influence.

* An excellent knowledge of construction and architectural, civil, structural in the residential high rise sector.
* A successful track record of technical co-ordination on large schemes.
* You must also be proficient in the use of Revit, BIM knowledge
* Design and Build (D&B) sector experience.
* A background in house building, architectural or design preferably with the housing sector or practise.
* A clear understanding of Health and Safety legislation with CDM and Principal Designer.
* Excellent IT skills and environment awareness.
* Relevant degree or equivalent preferred.
