Job description

I am currently recruiting on behalf of one of the UK's leading property developers for a New Homes Sales Manager that has had previous experience selling new homes for a developer.

I am looking for a passionate individual with a strong track record in achieving sales targets. In addition to effectively manage the performance of the sales team and support the Sales Director.

Main Objectives:

* To control the sales process on site and provide full management back-up to the Sales Director.

* To achieve all targets and objectives within specified timescales and budgets with maximum profit through management performance of the sales team

Duties and Responsibilities:

* Ensure each development is fully staffed to the required level at all times.

* Ensure all Point of Sale material, including brochures and sales office displays, are prepared and ordered in good time to be available for commencement of on-site sales operations.

* Ensure all new sales centres, including temporary cabins, are fully functional and completed by specified deadlines.

* Agree budgets for each show home with the Sales Director, and brief / liaise with interior designers accordingly, and in conjunction with the Sales Director.

* Prepare sales price releases and liaise with Sales Director in respect of proposed selling prices.

* Propose sales strategies to the Sales Director for developments / plots as and when required.

* Provide input and liaise with the Sales Director in respect of development advertising / PR strategies and to attend advertising / PR meetings.

* Liaise with purchasers, including bulk investors, as and when required.

* Ensure that your developments are well presented on the Bellway website, together with any other digital portals, to the highest standard possible and using high quality photography. This should be monitored regularly.

* Ensure all contact information and plans are available in good time for commencement of sales operation on each development.

* Ensure the Sales Advisers carry out and provide to Divisional Head Office, an accurate up-to-date competitor analysis for each development on a monthly basis.

* Ensure the Sales Advisers provide all visitor sheets to Divisional Head Office on time.

* Ensure Sales Advisers / Site Managers hold weekly Construction/Sales meetings, keep an up-to-date record of the meetings, action minutes as required, and ensure a copy of the minutes are sent to Divisional Head Office each week.

* Work with the Sales Advisers on site to improve their performance by way of coaching.

* Check and sign off Sales Advisers expenses / mileage claims on a monthly basis.

* Manage site holiday and sickness cover.

* Work with other Sales Managers and the Sales Director in the preparation and running of sales meetings / training sessions.
Undertake regular site visits as required and to utilise agreed agenda for on-site one-toone meetings with Sales Advisers.

* Ensure new Sales Advisers are inducted into the Company in accordance with the approved induction programme.

* Interview prospective Sales Advisers as and when required and make recommendations to the Sales Director prior to any appointments being made.

* Liaise with and support Sales Advisers in respect of any on-site sales promotions.

* Assist the Sales Director if and when required to help out with land/marketing appraisals.

* Visit competitors on a regular basis to be aware of others' product, specification, pricing, incentives offered, etc.

* Liaise with Sales Office Manager and inspect properties nearing completion and report back as required.

* Inspect and ensure stock plots are well maintained and well presented.

* Carry out any other reasonable tasks in accordance with operational needs as requested by your managers.

£58k + company car or call allowance £5750 per annum + OTE
