Quantity Surveyor - Bank / Retail / Commercial Fit outs - Cheshire Based - Perm Role - £35,000 - £57,000 plus package

Reporting to - Managing Quantity Surveyor

Line management responsibility - Assistant Quantity Surveyor (where relevant)

Overall job purpose

To support the Commercial Manager in the management of all commercial issues including the management and development of quantity surveyors and trainee/assistant surveyors
To take commercial responsibility for contract performance across the business unit/division to maximise both turnover and profitability
To build positive relationships and influence at senior level both internally and with clients
Resolving complex contractual disputes and seeking to raise commercial awareness within the business unit
To encourage, mentor, and coach members of the surveying team
All cost reporting
Perform weekly project reviews and with directors as requested
Undertake risk, value management and cost control
Analyse and prepare tenders
Build and maintain close relationships with the Contract Management teams
Submitting and negotiating final accounts
Preparing estimates of quantities
Attending project de-brief meetings
Validating applications from sub-contractors
Key areas of responsibility

Technical

Liaising directly with design teams and client representatives in preparation of tender
Commence all relevant work in relation to receipt of a tender enquiry such as analysing the project, breaking out subcontractor and supplier enquiries, selecting suitable subcontractors and suppliers
Undertake site surveys to analyse any potential risks and highlight as appropriate
Preparation of pricing documents and the formatting of these documents into the standard layout
Cost planning at pre-contract and post-contract stages
To maximise the Companys cash flow through accurate forecasting of payments and receipts, clear communication with clients and supply chain and swift reconciliation of any cash critical issues
Ensuring projects are run in a coordinated manner and in accordance with plans by assisting the contracts team
Management of subcontracts, main contracts, valuations and CTVs through to final accounts including preparation and placement of subcontract orders which creates a legally binding contract
Fair and reasonable assessment of sub contract valuations and final account agreement in a timely manner
Submitting valuations and resultant certification in relation to the progress of works and the value of the specific contract
Preparation and analysis of commercial reports: cash flow and monthly forecast sheets, accruals, and CTVs/CVRs for review with Commercial Manager and contracts team
Contributing to the Clients commercial reporting through preparation of timely cost reports and cash flow forecasts
Client

Applying strong presentation and communication skills when liaising with Clients and consultants
Using strong selling, negotiation and influencing skills when dealing with Clients and consultants to foster long lasting Client relationships
Liaising directly with design teams and client representatives to understand client requirements
The candidate

You will have a degree in BSc Quantity Surveying/Commercial Management or equivalent experience/memberships

You should have construction industry experience with a main contractor in a similar role

Must be able to travel, this role involves working on projects nationwide

Projects - Fit out and Refurbishment banks / commercial / retail
