Job description

We are currently recruiting for one of the fastest growing modular build contractors. They typically specialise in the construction of healthcare and education project across the UK and have seen there turnover more than double over the last 3 years to £18 million. Due to continuous growth of the business they are now recruiting for a QS to be based in the North West, to manage daily commercial activities on site from conception to completion.

Responsibilities for the project quantity surveyor will include but not limited to:

  • Issue sub-contract tender packages and undertake contractual evaluation of the tender returns
  • Attend post contract meetings
  • Produce comprehensive subcontract orders, manage their return and completion with accurate records taken
  • Administer Subcontractors accounts, in accordance with the subcontracts, including valuing, re-measuring and certifying timely payments.
  • Agreement of contract variations, communication of their outcome, implications and the preparation of forecast final accounts
  • Material take offs
  • Weekly and monthly valuation for subcontractors and suppliers
  • Internal and External Valuation
  • Ensure that external valuations are submitted in accordance with conditions of the main contract
  • Maintain cash management of projects, by minimising costs and maximising value through proactive analysis
  • Ensure that the delivery team are briefed and have sufficient commercial support to monitor and react to budget variances
  • Ensure that the project team are suitably briefed on the contract requirements and are suitably adhering to these requirements
  • Conduct negotiations with suppliers/sub-contractors regarding pricing and final accounts
  • Preparing and submitting contract variation, including agreement of costs and value
  • Management of onsite materials
  • Monitoring of procurement schedule to ensure all critical milestone are reached
  • Maintain dialogue with client and project team to ensure the successful delivery of the development on time and within budget

Essential experience

  • Experience within Commercial Construction is vital
  • Appropriate CSCS card
  • Valid full UK driving licence
  • An industry applicable ONC/HNC/BSc equivalent
  • A high level of diplomacy and customer focused
  • Excellent communication skills
  • Commercial and contractual awareness with a proven track record of success
  • The ability to measure from drawings to produce Contractors Quantities and to refer to available price data and information to prepare estimates for variations.
  • General IT packages
  • Understanding of JCT/NEC contracts
  • Working knowledge of cost management of projects
  • Excellent analytical skills to make informed, balanced business decisions
  • Exceptional planning and organisation skills and management of others to achieve objectives and deadlines
  • Confident and demonstrated client facing skills
