Project Manager required for fast track residential refurbishment projects in Manchester.

Our client is an expanding HMO Developer, with an impressive portfolio and large investment backer driving the expansion.

As PM you will pick propertys up at acquisition stage, work with designers to understand the specification required and begin the refurbishment process from existing property into a multi-let HMO. You will be looking after up to 10 properties at time during the refurbishment phase. Properties are generally terraced properties being turned into a 4 or 5 bed HMO.

Key responsibilities:

-Construct a labour plan and programme for up to 20 tradesman, both direct and sub contract labour
-Ensuring all RAMS and site safety are implemented
-Complete weekly tool box talks and also site inductions for any new tradesman coming onto site.
-Sourcing sub-contractor labour to suit particular projects
-Manage investor/landlord relationships and overseeing site meetings.
-Manage commercial aspects on projects
-Quantify materials needed for multiple projects by taking off drawings, contact suppliers to source the best price for the quantified building materials,
- Asssess the quality of works to ensure they conform to the client's needs and the specification/ brief.
- Snag the site before handover
- Keep a log of any extra works that have been request by the client so they can be claimed on the final account

We are looking for a project manager from a hands on/trade background, you will hold CITB SMSTS, First Aid and CSCS qualifications as a minimum.
