Job description

My client is currently recruiting a client side Project Manager (Construction) to work on projects around London. They currently manage a number of projects through 3rd parties and these roles have been created to bring more expertise in house to ensure the projects run smoothly and efficiently.

The appointment is going to help deliver part of their exciting future pipeline of new developments that have been identified over the next 5 years.

Principal Accountabilities:

Team working:

  • To assist the Development Managers with the preparation of project briefs.
  • To identify and prioritise overall project objectives for the Development team.
  • To assist Development Managers / Directors with viability cost projections for projects (often in liaison with Cost Consultants).
  • To assist Development Managers with preparation of project appraisals and board papers.
  • To prepare comprehensive outline project programmes for inclusion in appraisals and board papers.

Project coordination:

  • To project manage the delivery of new, high quality property on time, within specification and in budget for both pre-let and speculative developments as well as infrastructure projects.
  • To conclude all issues in Agreement to Lease in a timely manner (warrantees, test certificates, Operations & Maintenance manuals etc).

Selection and management of Third parties:

  • To prepare scope documents for the tender process.
  • To support Development specialists with the selection of the right team for the project, interviewing and negotiating with preferred design and build contractors and presenting recommendations to the Development Manager for sign off.
  • To identify new and/or appropriate construction techniques to give a competitive edge to projects and challenge third parties accordingly.
  • To manage and motivate a team of consultants and contractors through the project with fine attention to detail - ensuring the brief is maintained and all KPI's are delivered.
  • To regularly communicate with the team to check progress, answer queries and resolve problems.
  • To coordinate the collection of post-project feedback from the team (before sharing 'lessons learnt' with the wider internal team).

Customer liaison:

  • To diplomatically influence customers on requests to change specifications (informing them of the implications and offering advice / support).
  • To build long term relationships with customers to ensure we are seen as the Development team of choice for all future pre-lets.

In order to be considered for this role you will require:


  • Degree / Professional construction related qualification
  • Extensive knowledge and experience of project management, project design, specification and building construction techniques and details.
  • Experience of design & build contracts and procurement methods.
  • Skilled in the management and motivation of third parties.
  • Strong Excel skills
  • Experience of working client side.


  • RICS or Institute of Project Management professional qualification.
  • Experience of cost reporting processes.
  • Understanding of development appraisal process.
  • Knowledge of legal background to design appointments, construction contracts, Agreements to Lease.
  • Experience of Construction Design Management (CDM) regulations and Health & Safety responsibilities on employers, designers and contractors.
