Role Summary

Our client, a large and growing principal contractor within the Construction sector, is currently looking for a Pre-Construction Design Manager to join their team on a permanent basis. In this role you will focus on pre-construction work on large scale construction projects in the UK.  

In this role you will be responsible for the management and delivery of design information in accordance with the agreed design programme and deliverable schedule (which may encompass input at both pre-construction and construction stage of a project). Additionally you will be responsible for the production of design programmes, design scopes, design responsibility matrix, appointments, schedules to record progress, upline reporting, attending/chairing necessary meetings and workshops. Also responsible for ensuring that the design is compliant to relevant legislation and technical requirements.

The role would suit an ambitious Design Manager who can be accountable/responsible for all design and technical aspects of a project, ensuring that the scheme it is delivered on budget and to programme. This will entail the effective management of both internal and external parties, where effective communication skills will be a key. The successful Design Manager will ensure that all schemes adopt a 'best value' approach, minimising cost, maximising value and exposing opportunity. This role will report into a Senior Design Manager.

In this role, you will be expected to:

  • Managing contract specifications, drawings and related documents.
  • Issuing and closing out any Requests For Information that arise.
  • Chairing design team meetings and leading the process with the consultants and subcontract designers.
  • Submitting design information to the client team.
  • Ensuring BREEAM compliance where required on projects in support of/with the sustainability team.
  • Coordinating the submission of information to ensure all planning conditions are discharged, with support of the Planning Consultant/Lead Designer.
  • Leading design review workshops with consultant and subcontract design teams to ensure clear understanding of design and technical submissions.
  • Carrying out technical reviews of proposed works.
  • Coordinating the submission of information to satisfy Building Control compliance in support of the Building Control Officer.
  • Managing the design process and issue of information release schedules.
  • Providing input and design reviews into the procurement process.
  • Assisting with the collation of the O&M Health and Safety file (as requested by Document Controller).
  • Providing design & technical support to project management teams.
  • Reviewing and offering advice value engineering opportunities.
  • Working to Quality, Environmental and Safety Management System standards, and performance criteria including delivering the objectives set.
  • Co-operating on matters of health and safety and following training provided. T
  • Investigating and capitalising on repeat business opportunities on live sites.
  • Maintaining and nurturing strong relationships with external parties, providing mutual benefits and promoting teamwork across all departments, to maximise team and business goals.
  • Ensuring department operations are conducted in accordance with Health & Safety policies. 
  • Ensuring suitable and sufficient risk assessments are conducted, considering both colleagues and contractors/customers.
  • Introducing measures to reduce risks to be reasonably practicable.
  • Encouraging and supporting your team, enhancing performance by providing direction, regular feedback and development opportunities.
  • Any other duties consistent with the role of Design Manager as may be required from time to time.

Candidates will ideally:

  • Have previous experience working in a similar role as a Design Manager, on relevant large construction projects.
  • Experience managing design teams within a construction environment.
  • Have extensive experience in an engineering and architectural capacity.  
  • Hold a relevant qualification in Civil Engineering or Construction (i.e. Degree/HND/HNC or equivalent).
  • Be used to working with project planning and project management functions, working towards budgets.
  • Technical knowledge of architectural, structural, civil and building design solutions.
  • Good knowledge of current CDM and Building Regulations.
  • Strong communication, relationship building, planning, organisation and problem-solving skills.
  • Strong I.T skills, competent with MS packages etc.
