We are currently working with a leading Facilities Service provider to recruit a Maintenance Manager on a large Park estate in the Central London area

Summary of Role:

A pivotal role in the Royal Parks operations team managing the delivery of services within the estate. The position has responsibility for the operational delivery of all works including planned, reactive and small quoted works. The successful applicant will Line Manage a team of mobile engineers and suppliers to ensure service delivery is to the highest standards and maintained across multiple parks.

Continually reviewing operating performance to ensure engineering efficiency and first-time fix ratio is maximised whilst engineering travel and non-productive time is kept to an absolute minimum.

Additional responsibilities include; Coordinating/chair monthly team progress meetings, ensuring continued compliance with Client and Internal KPI / SLA's, recruitment and selection of new team members, responsibility for contract H&S and QA compliance, have strong interpersonal skills including the ability to promote the services delivered to new and existing clients, compiling monthly performance reports. Ability to interact at senior management level with stakeholders, internal and external clients is a must.

The core function of the Maintenance Manager is the efficient overall management and co-ordination of the works on the assigned Contract to ensure compliance with the contract deliverables & Key Performance Indicators.

Ensuring works are completed to programme, budget and quality standards expected by the client in a professional and ethical manner adhering to commercial guidelines, established best practice and professional/company standards. They will ensure that all works including those of suppliers and subcontractors are supervised and coordinated to deliver on safety, quality and environmental objectives. The role will generally oversee all areas of the assigned contract however at times focus will be required on key sites or packages that are not meeting the project objectives or where improvement is required.

- Set technical standards for the business in line with statutory and/or good practice guidelines.

- Provide guidance and support for the front-end delivery teams to ensure compliance with adopted technical standards.

- Liaise with technical leads to contribute to the establishment and audit of best practice operational delivery inc. HV / LV and Gas / Legionella / LOLER and other 'statutory', activities

- Provide an audit function and reporting to report performance in the delivery of standards.

Tasks & Responsibilities:

Technician Management

- Provide general day to day management and direction to the engineering team

- Continually review KPI and SLA performance statistics and act accordingly to maximise operational performance

- Continually review the work type and volumes to ensure a suitably skilled workforce is available

- Monitor daily job completion rates both planned and reactive tasks, travel time and first time fix ratio to ensure maximum engineering efficiency and minimum travel time are guaranteed

- Review repeat job visit information daily and take appropriate action to ensure first time fix ratio is maximised

- Monitor vehicle tracking system and action as required

- Ensure complete statutory, contractual and Health and Safety compliance

- Engineering team timesheet approval and sign-off (out of hours only), review of engineers paperwork. Ensuring site issues are highlighted to client and all engineering work recommendations are actioned, and up to date for each site.

Technical Support

- Ensure the contract is compliant with the technical standards

- Auditing of the above to ensure relevant compliance

- Reviewing latest guidance and legislation to interpret and ensure that the business remains fully complaint

- In liaison with the bid function drafting of marketing collateral to present the business in the forefront of technical delivery

- Liaison with the H&S manager(s) for the FM business to ensure overall best practice is adopted and that there are no gaps in the documentation or audit activities

- Liaison with the quality and business responsibility manager to ensure that business processes exist relevant to the compliance activities

- Providing summary reports and data recommending business changes including outline effect on overall operations and cost base

Requirements:

IOSH, COSHH, Asbestos Awareness, H&S (PPE, Mobile Scaffold, MEWP, Confined Spaces, Fixed Scaffold, Manual Handling) and relevant trade training / apprenticeship is essential.

18th Edition IEE Electrical Regulations, C&G 2361 Parts 1 & 2, 2391 or 2394/5 and road building/maintenance & safety (Traffic Signs Manual Chapter 8) is desired.

Must have First Aid training, environmental awareness and a full driving licence.
