DESIGN MANAGER - PERMANENT ROLE - OXFORDSHIRE/ST ALBANS

I am currently working with a leading Construction client who need to reinforce their resources to serve the Oxfordshire area. They are therefore looking to recruit a Design Manager. This person needs to have 5-10 years' experience in the construction industry, with at least 5 in the role of Design Manager. A strong technical background would be advantageous.

Their Regional office is located in St Albans and you would normally be expected to operate from there at the pre-construction stage until contract award and then be site based for the duration of the project. For this reason we are looking for someone who is located between Oxford and St Albans (Aylesbury. High Wycombe etc). You would work within a project team of up to 25 people, led by Construction or Project Manager.

About the role
* Review tender documentation; establish tender deliverables, assign ownership and delivery date in conjunction with bid-co-ordination team.
* Generate initial design queries from the documentation review for client team response.
* Assist with appointment of design consultants
* Work with the designers to establish deliverables for pricing and for submissions
* Arrange design audits / compliance checks.
* Helping to manage our interface with the design team, the design development process and the interface with specialist sub-contract design.
* Maintaining a professional approach with clients and their professional teams, sub-contractors and suppliers
* Assisting with bid writing, review and preparation of tender submission documents
* Developing detailed deliverable schedules for each design discipline and co-ordinating these with our procurement and construction programmes.
* Helping to ensure designs are developed within the constraints of the contract, the requirements of the output specification and the commercial objectives.
* Managing the design submittal requirements to the client representatives, design team and third parties such as building control.
* Organising and minuting design co-ordination workshops and progress meetings with the design team and sub-contractors and ensuring that design risk assessments are produced.
* Overseeing the document control process, supported by a document controller.
* Tracking and co-ordinating design queries as they arise and ensuring they are put through to the relevant design professional for a response in good time.

Who are we looking for?
* An understanding of the construction process and RIBA Work stages through design to on site construction and handover.
* A well organised working style, an interest in design and an aptitude for managing the design process for a main contractor.
* An understanding of the important commercial issues during the design development process.
* A proactive approach, be an enthusiastic co-ordinator and motivator.
* A personality that makes working within a large team attractive.
* Good communication skills, both at the personal level and more formal reporting level.
* A good knowledge of the processes involved at ITT and PITT stages of an education framework would be
* BSc or other further education qualification
