Client
A high end, bespoke residential company are looking for a Commercial Manager. Projects are mainly Cheshire based and are full turnkey projects where they are involved in the design, management, and implementation of the whole project. They work on both high-end refurbishment and new build residential projects.

Role
Your role will be a Commercial Manager, you will be working in close co-ordination with the finance team, and you will be responsible for managing the commercial team to ensure maximum financial returns and positive cashflow

Duties
You will be responsible for managing the commercial reporting process internally and externally. Duties will include contract drafting and administration, agreeing payment terms with clients and managing process for valuation / invoicing to ensure positive project cashflow.

You will also be in control of managing vetting and approval of subcontractor proposals, sub-contracts, purchase orders, negotiating payment terms, Including managing the procurement process ensuring that all strategies are developed and agreed and that tender processes are followed correctly.

You will oversee the approval of Project Budgets and coordinating with design team so that schemes are prepared with suitable awareness of budget, ready for site commencement, in addition, you will have a key role in development of supply chain relationships with suppliers and sub-contractors for the benefit of projects

You will make sure valuations and final accounts are prepared timely and accurately, ensuring that subcontractors are properly managed in accordance with contract requirements including compliance, communications, payments, compensation events and programme submissions. You will ensure robust cost management is always undertaken including accurate live forecasting and actual costs vs estimates.

You will make sure actual costs are properly monitored and assessed against the baseline estimate, in particular, all site costs including direct labour, plant & materials and challenge any variance to the plans

Continually strive to develop processes and procedures to ensure standardisation across the commercial teams’ delivery process and look to develop members of the team with commercial knowledge and experience gained over numerous years in industry

Candidate
• Commercial management experience with a main contractor (ideally D&B with experience in high-end projects, ideally private residential).
• Relevant experience on challenging and bespoke projects.
• Experience using JCT suite of contracts.
• Experience managing/Leading a team
• Solid and varied commercial/contractual knowledge
• Good knowledge of commercial and financial management systems and controls
• Computer literacy especially in Microsoft Excel
• Ability to juggle a number of projects and tasks at the same time
