Job description

In House Civil Engineering design work (external works, road and sewer designs)
To manage multiple projects and developments from an engineering perspective including instructing, supervising and monitoring engineering consultants on post-acquisition civil and structural engineering design work basis and ensuring compliance with Building Regulations, NHBC Standards, Local Authority Standards and other relevant regulatory requirements.

Assist in the preparation of engineering strategy for land acquisition and establish satisfactory resolution to engineering problems identified as part of the land acquisition & resultant planning application.

Commission surveys and engineering design work to ensure all information is available for pre-tender meeting, including site geotechnical and geo-environmental appraisals and helping to develop remediation strategies and ensuring appropriate validation methodology is implemented.

Instructing Developer Enquiries for new projects and chasing services information both existing and proposed.
Ensure all solutions are the most cost effective and practical and that continual "Value Improvement" is undertaken.

Preparation of viabilities
* Interpret geo-technical and geo-environmental reports and advise on development constraints.
* Advise on design concept for road and sewer layout.
* Prepare site constraints plan and feed into Technical Appraisal to support bid.

Engineering input into Planning Application and Design Development
* Ensure that the layout develops in full consideration of the engineering constraints.
* Oversee the development of a cost-effective road and sewer design utilizing consultants together with detailed local site works design development.
* Instruct and secure relevant reports to assist in securing planning approval including Flood Risk Assessments, Geo-environmental Appraisals, Transportation Assessments, Utility Appraisals.
* Work with specialist consultants to ensure appropriate remediation strategy is developed.
* Co-ordinate and manage external consultants to resolve any further engineering issues.
* Generate civil engineering design working in conjunction with the design team to produce a final coordinated design.
* Prepare Conveyance plans (Estate Layout and deed plans)

Ensure compliance with Building Regulations and NHBC standards
* Manage consultants in the preparation of site remediation, road and sewer designs and foundation designs.
* Monitor and resolve any CML issues relating to engineering matters and NHBC conditions in good time

Ensure all information is available for pre-tender/pre-start meeting.
* Ensure all engineering drawings for tender process and start on site are available (including foundations and any remediation proposals to meet with development programmed) and review to permit construction with minimal site queries.
* Manage external consultants to secure technical approval for roads (including adoptable and private lighting) and sewers together with any off site works.
* Manage all services quotations, drawings and assist in programming installation/diversion for both existing and proposed utilities
* Input and preparation of the CDM/Health and Safety/Environmental reports
* Procure tender documents for specialist construction techniques

* Thorough and total commitment to the Value Improvement process - the role is a key player in driving forward the development programme.
* Potential need to assume lead role on larger projects for the purpose of infrastructure coordination and delivery as the company grows
* Attend concept, pre-tender, pre-start and any other relevant meetings as required under the Company's Operational procedure(s).
* Undertake regular site visits and attendance at site project meetings.
* Any other duties as required by the Company and Director(s)

Needs Exp in:
Experience of civil engineering gained within house building industry or consultancy e.g. roads and sewers, foundations, drainage, services etc
Delivering S38, S104 and S278 designs and securing Technical Approval ready for legal agreement
Discharging Building Regulations Conditions
Producing Site Appraisal Reports
Civil Engineering related qualification (ONC/HNC or equivalent)
Established track record of undertaking and/or managing engineering design and ability to undertake thorough and comprehensive value engineering.
Good understanding of engineering legislation, regulatory and emerging requirements
Conversant with interpretation of ground conditions, road and sewer design, foundation design and remediation requirements.
Ability to work to programme.
Excellent communication skills.
Negotiation skills, to achieve timely technical approvals and readiness for site start.
Ability to work under own initiative is a key requirement
AutoCAD and detailed drawing skills are essential
Knowledge of Micro drainage and PDS
Develop good relations and act with integrity
