We are currently working with a leading Facilities Service provider to recruit a Capital Works Manager for a large Healthcare site in the South East London area.

Summary of Role:

Reporting to the Account Manager the role is to provide clear leadership and direction to the delivery team ensuring that all works are completed to programme, budget and quality standards expected by the client in a professional and ethical manner adhering to commercial guidelines, established best practice and professional/company standards.

Ensure all supporting functions sustain operational management to maximise returns in terms of profit and service level.

Identify, manage and reduce all unnecessary costs and inefficient activities - ensure business risks are clearly identified and controlled.

Promote the development of team members and actively encourage effective relationships.

Ensure the requirements of the HSE policies are fully understood and implemented.

Establishment and administration of working processes, planned and reactive maintenance regimes, health and safety management and support to the contract commercial team are all key parts of the role.

In the senior site representative function they are ultimately responsible for the resourcing, development and leadership of a team, defining and communicating contract objectives and constraints and complying with health, safety and environmental legislation, thereby delivering the end product on time, within budget and to the agreed quality.

This role will be pivotal in delivering the variations and capital works projects on site. Maintaining and updating key relationships with all key stakeholders ensuring communications take place on a regular basis taking into account the audience is.

Reporting into the Project lead whilst operating under own initiative, pooling knowledge and site understanding from all parties to deliver the best possible outcomes for all Trust projects.

Experience/skills required:

  • Must have extensive project management expertise
  • Facilities/construction background (fabric/mechanical/electrical)
  • Regulatory awareness (construction/design & management regulations etc.)
  • Strong communication both written and verbal

Develop and manage asset management systems, strategy and policies across the portfolio on the contracts.

Ensure the optimisation of assets and operations through performance monitoring, root cause investigations and risk management.

Ensure compliance with the contractual & regulatory obligations in accordance with the company's strategic requirements.

Produce annual and long term intervention plans & programmes in line with the asset management strategy.

Deliver the company's environmental agenda.

Drive continual improvement in the assets and asset management practices.

Set strategic direction for the team in line with the company's strategy and capital plans.

Requirements:

  • Knowledge and understanding of Capital Works Project Management, planning, and strategy.
  • Background in Asset Management, Capital Project delivery plans.
  • Credible leader.
  • Experience of managing and leading a team with a proven track record of driving sustainable performance.
  • Experience of programme planning and budget management.
  • Understands asset risk measurement and management.
  • Understanding of maintenance practices & strategy.
  • Able to develop and maintain effective internal and external relationships.
  • Experience of strategic thinking and establishing clear strategic direction and implementing plans to deliver.
